This Renovation Calculator below is a valuable tool for any Property Investor. Either advanced or newbies alike it makes no difference. They are only numbers. The same numbers for professionals or newbies or home buyers. It’s in a format that is simple and easy to understand and in down to earth ease English to read. I had to do them easy so that i could understand them. I was not good at School and i could not understand programs other program and other feasibility study calculators that use all these big complicated formulas and explanations. About the only thing that i wen up in classes for at School was maths. I like maths and i like numbers. I think it’s because they are honest and they can’t lie to ya! The only thing you can go wrong with is your own research into what numbers you enter into the calculator. So really do good costings of everything and as much down to earth ‘real’ costs of the renovation. Even then you will be out by a few thousand either way because things change and the price you might sell the house will change and the builder quote will change and the price you buy might ends up being higher or lower and time blowouts almost always happen. So it’s important to do very very thorough research and numbers.

I suggest to do three scenario’s. One of the worst case scenario and be prepared to live with that if it should happen. Then a conservative scenario. And a best case scenario. But don’t make it a to good of a “best case” scenario just one that if everything turns out right.

The only thing it does not do is include your tax but we think that is best left for the accountant anyway.
